    Wed  03-05-2023

Though known for its glitz and mirroring towers, Business Bay offers more than just the hustle and bustle of corporate life and has grown to become a very diverse residential area. High-rise apartments and luxury finishes, it has all the charms of metropolitan life. The area is perfect as a starter home and as your first property in Dubai.

1. Location:

Business Bay is close to entertainment venues, restaurants, and shopping. Its central location is a stone\'s throw from Downtown Dubai, DIFC, Al Quoz, and Jumeirah. It has all the charms of downtown, without the soaring prices. Proximity to the office is another draw for the residents of this business-savvy neighborhood saving time on the commute. The area has its own metro station and is well-connected to the bus network. It is 15 minutes away from Dubai International Airport.

2. Return on Investment:

Business Bay is great for a living but is also prime for investment. In 2022, the 4,360,000-square-metre development had the highest sales of all areas in Dubai with over 10,300 real estate transactions totaling a whopping AED 17.6 billion. The average price of a transaction was AED 1.2 million with apartments, specifically one-bedroom apartments the dominant property type, according to Zoom Property Insights. For starting investors keep in mind, a Business Bay apartment will cost 30% less than a Downtown Dubai apartment but will produce a very similar return on investment. For more statistics on Business Bay click here. LINK 1

3. Dubai Canal:

The biggest feature in Business Bay is of course the Dubai Canal, the 3.2 Kilometer pathway alongside the canal features a tartan track, good on joints for morning runners, the railing is perfect for leisurely strolls and admiring the downtown and Burj Kahlifa vistas. And of course, if you own a bicycle the canal is an ideal cycling track. The track features five pedestrian bridges and nine water taxi stations.

4. Community:

The most remarkable thing about the Business Bay development is how its community amenities cater to young professionals and small families. In terms of pedestrian green spaces, there is Bay Avenue Park, which has children\'s playgrounds and is lined with dogs in the afternoon.

5. Shopping:

The Bay Avenue Retail Promenade, a local shopping center, offers everyday essentials, school supplies, two fitness centers, and many dining options. The shopping center hosts the Farmer\'s Market Bay Avenue, every Saturday and Sunday with artisanal bread makers, coffee houses, and a wide selection of local farmers setting up shop. The event draws in the local community and residents living across Dubai.

6. Nightlife:

For bachelors and young couples, five-star hotels with bars and clubs are dispersed across the area, if nightlife is more to your liking. The area features some of Dubai\'s most popular nighttime LINK 2 venues including BLU Dubai and 1 OAK.
